San Mateo County

Median prices for single family homes in San Mateo County have been steadily going down since May. Did that trend continue?

We saw a similar downward trend last year, but then got a big bounce back in September 2018. Did that occur this year?

Santa Clara County

Median Days on Market for Santa Clara County is 19 days – down a bit from 21 days last month, but higher than last year by a couple of days –- and about double what it was two years ago at this time.

But…there are also “hotter” markets in the county where we are seeing homes move, and several of these cities are experiencing median price increases year over year as well.

Santa Cruz County

The real estate rollercoaster ride in Santa Cruz County continues.

In September, Santa Cruz County had the lowest median price for single family homes since February of 2017. We usually see declines this time of year, but this was a significant drop as a county, because April’s $985,000 was the highest median price ever.

Inventory for the county is up year-over-year; in fact, this was the best September since 2013. However, median days on market for the county is up to 34 (versus 19 at this time last year).

Monterey County

It’s a very mixed bag in Monterey County this month. Compared to Q3 last year, there were many positive median price changes (more up than down) for single family homes, but median prices were down in the luxury markets.

San Benito County

Median prices for single family homes in San Benito County were up significantly year-over-year; in fact, this was the highest median price in September ever, mostly attributable to relatively strong gains in Hollister.

Hollister also bounced back with 46 close sales in September, the highest number of closed sales this year.
