MLSListings Policy Statement – Change to Multi-class Policy

Effective immediately, MLSListings no longer will accept multi-class listings for Residential Lots and Land to be listed as Single Family Residential (SFR) properties.

MLSListings offers a listing service called “multi-class.” For a small fee, a listing broker can enter their listing on the MLS in more than one property class. This policy and procedure was established many years ago to accommodate properties that could fit more than one classification.

Under this practice a Residential Lots and Land parcel was able to be entered as a Single Family Residential (SFR) listing. The SFR listing was designed be a marketing listing to provide greater reach for land only parcels to buyers that may want to build. If a listing broker had building plans or permits, then the property could be listed as a SFR and an artistic rendering or building plans could be published as photos.

Recently, the MLS Rules Committee reviewed this practice and policy, and determined that a Residential Lots and Land listing that also is listed as a SFR property is misleading, and an inappropriate representation, for cooperating brokers, their clients and the MLS.

As a result, effective immediately, MLSListings no longer will accept multi-class listings for Residential Lots and Land to be listed as SFR properties.

A SFR listing still may be “multi-class” listed to Residential Lots and Land when the value is deemed to be primarily in the land, for example a tear down.

Other appropriately multi-classed properties are not affected.
